Something like: "We notice the following things that have to be fixed properly before delivery: - roof - etc etc" This can go into the sale contract that the notary has to approve, and after this if any problem arise because they didn't do the work properly it will be a violation of the contract! Personally I would suggest you to ask the owner to do the works you want rather then negotiate the price. This way the current owner will have the burden of deal with local builders to have things done.... If you want to do things yourself, watch out that workers time here is expensive and they work pretty low quality :) Hope this helps Ciao Matteo,
